6 Steps to Home Ownership


 

 

 

 

 6 STEPS TO HOME OWNERSHIP

 

 

1.      TALK TO A REALTOR® ABOUT FINDING A LENDER FOR YOUR PRE-QUALIFICATION - This should be the first step towards buying your new home. The lender can tell you several helpful things:

a)      Whether you can qualify for a home mortgage.

b)      The maximum amount you can purchase your home for.

c)      How much the payments will be.

d)      How much money you may need for closing cost.

e)      The kind of mortgage that will best suite your needs.

f)        If you don’t yet qualify for a mortgage loan, they will help you understand why and what you need to do to rectify the situation.

2.      ASSEMBLE “YOUR TEAM” – This team will consist of

a)      Your REALTOR® - I can help you assemble the team from start to finish, people I have worked with and have established a good working relationship with. People who share the same ethics and values of customer service as I do.

b)      Your Lender - They will usually have a working relationship with the Appraiser.

c)      Your Attorney - They will make sure there are no issues with the Deed or purchase, along with several other things to complete the closing.

3.      SHOPPING FOR A HOME – Once your “Team” is assembled it is time to    start shopping for your new home. Think about what is REALLY important to have in your new home. Separate your needs from your wants to find a happy medium to begin your hunt with. Through the local mls® system I will begin your search. I will use every available method to find the right home for you.

4.      MAKE AN OFFER TO PURCHASE – Now that we found the home you want I will begin the negotiations. Sometimes it only takes a few hours to settle these negotiations sometimes a few days, depending on the many different circumstances which may come into play.

5.      THE CONTRACT IS SIGNED AND IT’S OFF TO CLOSING – Before the home can close there are several other items that still need to be taken care of. We have Inspections to do and possible repairs to negotiate. Homeowners Insurance needs to be arranged, the appraisal needs to be complete. I help you throughout this process to make sure that all these items are done and that the Lender and the Attorney both get everything they need to help the house close on time for you. It is my job as a REALTOR® to keep everything flowing with little to no stress on your part.

6.      CLOSING – Meet with your Attorney they will explain what you need to sign and why you are signing each document (be sure to bring your ID). Pay your closing cost (often these can be included in the loan). As soon as the deed is recorded the home is yours!!

 

The whole process takes only about 30 to 60 days from “Contract to Close”.

Before Closing On Your New Home make sure you:

 

a)      Save any major purchases until after you close on your home (this includes new  appliances or furniture for the home).

b)      Make sure all your bills are paid on time.

c)      Keep your current job.
